So, you have a house that you don't need anymore, eh? Here's how you can get the most money back for it without getting a deed back and having to resell it.

1) Find house that you don't need anymore!
(Must be empty with nothing in the moving crate)
Initial House Price : 43800 gold
They will usually be smaller than the house you just moved into and have a tendency to be small, 7x7 houses. If you can't find one, either you never had one or you should have marked a rune to it.


Step 2) Convert the house to a Customizable House[/color]
Click on Customize and "Convert into Customizable House" then confirm it.
Returned to Bank: 13300 gold


[size=3]You now have a customizable house!
The walls have been demolished and you're left with a blank foundation. Don't worry, you got a refund for the walls placed in your bank box.


Step 3) Demolish the House!
Returned to Bag: 27450 gold
Now that we've gotten rid of the walls, we might as well go all the way. Click on the Ownership tab and then "Demolish House", and then confirm it.

Returned: 40750 (13300 to bank + 27450 to backpack)

You might want to add that the house has to be empty in order to demolish the house. If you have something in the moving crate, it wont give you the option to demolish. =)
