Perhaps it could even be player run....maybe there will be a need for a Britanian Real Estate Agency [BREA] after all =P

Would be nice to be able to build our own houses and not have to see empty lots everywhere like on IN2. Might want to increase the price on custom housing though. Or lower it on the old basic ones. Just so that not all houses are the custom ones.

i like the idea too.

my question is this; you will make people model it first... well to do that they will need to have a lot down and take a screen shot when customizing. so there would be the empty lot anyways. unless we made them build it elsewhere (maybe in GA? and then it gets moved when approved)

Or a scripting genius could make a house simulation program were you could build your entire house and save it, then get a gm to approve it which in turn gives you a deed for the house so that it cant be edited.

im taking it you're suggesting a 3rd party program... in any case show me the genius who will do this program please Smile maka is officialy retired and helping part time, and the devs are working on INX atm Smile

Actually its already in the game. The house design tool for custom houses simulates your house in a window. Not sure if it can save it though.

Anyhow it was just a thought instead of teleporting players to GA.

The scripting genius was actually meant as a compliment to the dev team for their great work. Wasnt meant at any particular person.
Oh and in any case i think that any such project should wait until we have played for a while.

Well, If you buy a custom house tool, maybe when dblclicking it or something you get teleported to an area in GA, that way you have all the time to build your house, and when you feel like you are finished, you page a gm?

Can't be that hard.

Yeah I was thinkin of something along those lines, but the only prob is im sure people will abuse that. Like a safe haven or an escape route from trouble. Im at work right now so i cant really access gaming sites. Maybe someone could just do a search on UO house builder. There may already be a 3rd party program out there.

If we do send players to a part of GA to work on the house there need to be some strict rules in place to ensure its not taken advantage of. I dont think it would be too much even to send a page to a gm saying "Id like to build a house". Then they would get ported to GA where they will be stuck until the completion of it. =P

veno, when you are designing your house you must place the empty lot and then design it. i don't see how making gm approval required will remove the problem of empty lots being around...

as far as double clicking the house tool and being teleported to GA, that is something along the lines of what i was thinking, or even something as simple as page a gm when you want to do it and they take you to GA.

to enable the house tool idea, we would have to limit it so it can only be clicked within a certain area to avoid abusing it to escape ganks or an easy way to get to pits quick (go to the house area, walk on rune to pits). my suggestion would be its only enabled in pits. or it has a delay timer similar to pits runes, however this time would be significantly higher to prevent a quick access to pits like i explained above. another possibility is the tool remembers the location you recalled from and when you are done you end up back there.

if we went with the page a gm idea, when you are ready you must page a gm and give him your plans. some possible requirements would be:

-size you want (ex: 18 x 18 tiles x 3 floors)
-each house size would have the maximum cost calculated ahead of time and you must show you have the cash, or say a minimum of 75%, when you page. the remaining 25% must then be payed before it is placed.
-where you intend to place the house ex: by wrong dungeon, at the south of ice island, east of the britain farms, etc. this will also control where we want houses, or atleast custom houses, placed. if we don't want them by dungeons boom, we tell people they can't put it there.
-what the materials will be for the walls and floors (ie wood, stone, marble, etc).

the planned materials is so we dont end up with a marble house in the middle of the forest or ice island. i hate to use this word, but it doesnt seem realistic to have a marble house in the woods. in another sense its not practical, or doesn't make sense to have a house made from rich material in the middle of the woods. on ice island it would be stone or wood, in a forest probably wood or stone. on a beach it would be stone/marble. etc...

my only concern is that making people head to GA to model their house could potentially ruin some rp aspect.

i also like the idea of having "real estate agents". i would suggest these are people approved by gms to build custom houses for themselves and other players. to become one you would submit pics of a house you previously designed to a real estate comittee (several gms vote on your design skills and decide if you will become a "Certified INX Housing Agent" Tongue).

it would then be upto each Housing Agent how they will conduct their business. there would be minimal rules to protect the people who will spend their time making your house, such as all discussions take place infront of a gm to prove what was said. or a msn convo must be submitted by both parties incase of a dispute (i said 500K not 600K! etc). the convo will only be read incase of a dispute.

this is what i would say to a Housing Agent if i wanted one to build my house.

I have 650k to spend, i want dark brown wood walls with a light brown floor. i want it to be 15x15 tiles x 3 stories. on the first floor i want 2 rooms of equal size with an open space in the middle that acts like a bar. the second floor will have a balcony where i can display all my armors (meaning the Housing Agent would have to make it atleast 30-40 floor tiles to have 1 armor per tile) the 3rd floor will be a place for me to craft (housing agent will have to leave space for a forge and anvil)

I was thinking along the lines of RP as well...and you're right Pande, porting people to GA to set up their house doesnt quite fall along the lines of RP, but if it were true RP, people could set up a plot of land and build on it, but we dont want to see empty plots. I love the Real Estate Agent idea and I would be the first in line to sign up, but that may cause issues especially in terms of design agreement with the client. Also i think its safe to assume that the player would charge a fee for this service, which would drive up costs in custom house building.

That may however create balance between custom housing and reg houses. I was also thinking with the empty lots issue...is there a way to add a timer to the lot, so say it remains empty for say 48 hours, a flag is raised to a gm and they can simply go and destroy the property (yes, the player will lose their money for the plot, or the balance can go in their bank if the gm is nice). It might seem tedious at first, but once players realize their plots will be destroyed if not built upon, i doubt people will continue to do it.

house desiging would become like a trade, only a limited number of people can do it, and probably even fewer can do a great job at it. this is like how there won't be many gm blacksmiths. you are rewarded for what you do.

well i wouldn't recommend we delete someone's land, i would suggest a fine instead Smile i went crazy when making houses and would spend over a week to get every little detail right... i wouldn't want it deleted if i've been working on it.

if we went with a timer of some sorts, id recommend if it hasn't been EDITED in 1 week, then it is fined say 10k. if another week goes by, it's fined 20k. (30k total after 2 weeks), week 3 is a 40k fine (70k total after 3 weeks) and the fine keeps doubling each week that goes by. this would encourage people to build it, but still give them time to build it, and if they are working on it, then they don't get fined. i would suggest a maximum fine equal to the cost of the house base. once that amount is reached, it's deleted.
